How company housing changes your take-home pay.

When part of your rent is drawn from salary, your standard monthly remuneration grade drops, and your social insurance, income tax, and resident tax drop with it. Enter your salary, rent, and floor area to see the effect in a single diagram.

  • Assumes you are under 40 (not a Category 2 long-term care insured person), so long-term care premiums are excluded. Figures assume no dependents and are approximate.
  • Rates follow the Tokyo branch of the Japan Health Insurance Association for FY2026, and in-kind housing values follow the FY2026 MHLW notice for Tokyo. Actual amounts vary by individual circumstances.
  • The rent share is calculated as 50% of the rent (the portion you pay from salary). The company covers the rest.
  • From October 1, 2026, the in-kind housing value switches from a per-tatami basis to a per-square-meter (total floor area) basis. The simulation switches automatically based on the reference date.
  • Annual figures in the breakdown are approximations (monthly withholding-based amounts × 12). Resident tax in particular does not reflect income deductions and appears larger than actual. Use these figures to gauge the reduction, not as exact tax amounts.
  • A lower standard monthly remuneration also lowers the basis for your future employees' pension and for benefits like injury/sickness and maternity allowances by the same measure. This is a choice to make with both sides in view, not by take-home pay alone.
